The Customer's Problem
Light-industrial tenant could not get product to the loading bay — door would only lift two feet before binding. Tracks were bent at the curve from a forklift bump and rollers were worn.
Our Process
- 1
Locked out the door and the chain hoist before disassembly.
- 2
Removed and replaced the damaged horizontal track sections to factory radius.
- 3
Swapped all worn rollers for commercial-grade 7-ball steel rollers rated for high-cycle use.
- 4
Serviced the chain hoist — cleaned the sprocket, re-tensioned the chain, and lubricated.
- 5
Ran the door through ten full open/close cycles before releasing to the tenant.
Outcome
Door back in service the same day with minimal downtime. High-cycle rollers will outlast the original spec on this loading-bay door.
